On this floor there are also 2 bathrooms, both with shower.   A stone staircase (15 steps) leads to the upper floor with a double bedroom and a bathroom with shower and bathtub.   From the living room on the ground floor, a stone staircase (15 steps) leads to the lower level consisting of a living room with kitchen, an open-plan room with a double bed, a bedroom with two single beds (a single bed can also be added on request) and 2 bathrooms, one with shower and one with only a toilet. All rooms (except the bathrooms are air-conditioned). From the outside, stairs lead to the laundry room with washing machine, dryer and ironing board.   OUTSIDE: The house is surrounded by olive groves with views of the surrounding hills and of Cortona and Foiano della Chiana. There is a barbecue and a large gazebo with a wooden table, ideal for outdoor dining. The pool is not far from the house and has a rectangular shape. The pool measures approximately 6 x 12 meters and has a variable depth from 1.00 to 1.70 meters. Three Roman steps lead to the pool overlooking Cortona. There is a solar powered outdoor shower. The pool area is equipped with sunbeds and armchairs and also at guests' disposal there is a bathroom with toilet and shower. Villa Steffy is an old farmhouse that has been completely renovated by the owners. The villa is plastered on the outside and furnished on the inside with beautiful furniture. Villa Steffy is the ideal accommodation for families. The villa, situated on the hills of Lucca, has a beautiful location due to its proximity to Ponte a Moriano and Lucca.   The villa offers spectacular views over the Lucca area and the surrounding hills. Lucca is easy to reach by bus and also by train. Lucca is only ten kilometers away. The villa is located along the road to Bagni di Lucca, with its spas, and close to the famous and suggestive "Devil's Bridge - Ponte del Diavolo". Villa Steffy can be a good starting point for trips to the famous villas of Lucca, to Versilia for beach lovers and to the famous tourist cities of Tuscany such as Pisa with its Piazza dei Miracoli (13 km), Florence (78 km) or the marble quarries from Carrara and the Cinque Terre, a UNESCO World Heritage Site.     INTERIOR: Villa Steffy consists of three floors. The ground floor has access on the east side and leads to the dining room with sofa and fireplace, and a step leads to the kitchen. There is also a bathroom with shower on this floor.   A staircase of 17 steps leads to the first floor, reached by a spiral staircase next to the kitchen. The first floor has two accesses to the outside, one from the main entrance on the west side and a staircase on the east side. On this floor there is a large living room with sofa and television, a study, the children's corner equipped with many toys and books and also a service bathroom.   A staircase of 16 steps leads to the second floor which consists of the sleeping area. There are two double bedrooms and a single bedroom, with the option of adding an extra bed. All bedrooms have access to terraces and a bathroom with bathtub. There is also a double bedroom with en-suite shower room on this floor.     OUTSIDE: The park of villa Steffy is approximately 1 hectare, only partially flat but completely fenced. The park is characterized by olive groves and plants that are characteristic of this area, such as ornamental such as oleanders and fruit trees. Vivaja is located in the Alta Valdera, between Pisa and Volterra, on an estate of about 500 hectares. The building dates back to the early 11th century and was transformed from a monastery (Benedettini followed by Camaldonesi) into a farmhouse around the 19th century. This lovely holiday home in Tuscany used to be a hay barn. Years ago it was converted into a house with all the comforts. The house is beautifully situated in the rolling countryside and has a garden of 5000m2, with olive trees, a private swimming pool and a football field.   House is suitable for 8, possibly 9 people. Downstairs is the large living-dining room and kitchen. Through French doors you walk into the garden and to the veranda, where you can enjoy the view in the shade. At the terrace is a pizza oven. You can do it yourself, but we can also arrange a cook who will prepare the tastiest Tuscan dishes for you! Also on the ground floor you will find the utility room, containing the washing machine. There is also a guest toilet.   On the upper floor are the 4 bedrooms: One double bedroom with en-suite bathroom with a jacuzzi. Furthermore, a bedroom with two single beds, which can be made into a double bed. Lucca is a place where you can just walk around and explore and enjoy and it is really close to Firenze and far from the crowds. There is much to see in the beautiful city, first of all the ancient walls, the amphitheater square and last but not least the Torre Guinigi. A few kilometers from Lucca you will also find beautiful villas such as Villa Reale, Villa Mansi or Villa Torrigiani.   The area surrounding Lucca also offers many interesting natural places such as Garfagnana, Valle del Serchio or Piana di Lucca. For those wishing to swim in the sea, Versilia's coastal strip, from Forte dei Marmi to Torre del Lago Puccini, offers over 20 kilometers of beaches, parks and beautiful scenery. Most beaches can be reached from Lucca in 30 to 45 minutes by car.   It can also be an ideal point to tour around the famous Cinque Terre. The area is easily accessible by car with the A11 super road Firenze-Pisa (also called Firenze mare) exit Capannori (11 km). From Genoa you can use the A12 Genova-Rosignano. The train station, which is not far from the center.
